Bellevue is where I send a lot of buyers who want a real yard and a newer home without leaving Davidson County.

It's in southwest Nashville in the 37221 ZIP code, about 15 miles from downtown along I-40 and Highway 70. It has the feel of a suburb, with established subdivisions, newer communities and plenty of green space, but it's still part of Metro Nashville.

What it's like to live in Bellevue

Bellevue is mostly residential and car-oriented, with everyday shopping and restaurants along Highway 70 and around One Bellevue Place.

For the outdoors, it's one of the best spots in the city. Percy and Edwin Warner Parks are right there, the Harpeth River runs along its edge, and the northern end of the Natchez Trace Parkway is just down Highway 100.

The homes

You'll find a wide mix: 1970s to 1990s subdivisions with bigger yards, newer construction communities, and townhomes and condos at lower price points.

Of the neighborhoods I cover, Bellevue had the lowest median price per square foot in Redfin's latest data, which is a big part of why buyers like it. You simply get more space for the money.

Homes for sale in Bellevue

I don't post listings here because they change every day. Instead, tell me your budget and what you need, and I'll text you every new Bellevue listing the day it hits, plus off-market homes when I hear about them. The median home here sold for about $485K recently, but there's a wide range around that.

What to check before you buy in Bellevue

  1. Look up the flood map.

Parts of Bellevue near the Harpeth River and its creeks are in mapped flood zones. Check FEMA's flood map for the exact address and get an insurance quote before you're under contract.

  2. HOA rules and fees.

Many Bellevue subdivisions and townhome communities have HOAs. Read the rules, budget and fees, especially if you have plans for a fence, a rental or exterior changes.

  3. Drive the commute.

Bellevue is close to I-40, but rush-hour traffic into town can be slow. Test the drive at the times you'd actually make it.

Schools here are part of Metro Nashville Public Schools. Zoning lines change, so confirm the zoned schools for any address directly with the district before you make an offer.

For investors

Lower price per square foot, lots of 1970s to 1990s homes and steady demand make Bellevue popular for long-term rentals and light renovations. Check HOA rental rules and the flood map on the exact address before buying.

My free Nashville Investor Intel tool flags permit activity and short-term rental eligibility, and you can join my off-market deal list.
