Living in Sylvan Park

Old bungalows, new builds, a greenway and a small-town main street, a few minutes from Midtown. And a few minutes from my office.

Sylvan Park is one of the neighborhoods I spend the most time in. The Wilson Group's office is just down the road on 42nd Avenue North.

It's in west Nashville in the 37209 ZIP code, a few miles from Midtown and Vanderbilt. The area was laid out in 1887 as a planned "West Nashville" with its own streetcar line, and that history is why it still feels like a small town inside the city. A lot of its streets are named after states, like Nevada, Wyoming and Idaho.

What it's like to live in Sylvan Park

Sylvan Park is one of the more walkable neighborhoods on the west side (Redfin gives it a Walk Score of 51). There are local restaurants and coffee shops along Murphy Road and Charlotte Avenue, and plenty of people on porches and sidewalks in the evening.

For outdoor space, there's McCabe Park and its public golf course, the Richland Creek Greenway for walking and running, and the Richland Park library branch.

The homes

The original homes are early-1900s bungalows and cottages, with some Victorians mixed in. Many have been renovated and expanded.

Alongside them you'll see a lot of new construction: larger new homes and tall, narrow pairs built on what used to be one lot. Those two-on-a-lot homes are often set up as an HPR (Horizontal Property Regime), which comes with shared-land rules you need to understand before you buy.

Who Sylvan Park fits

  • Buyers who want character and walkability close to Midtown
  • First-time buyers looking at HPRs or smaller older homes
  • Move-up buyers who want new construction in an established area
  • People who want to be near the Richland Creek Greenway

What to check before you buy in Sylvan Park

  1. Know which kind of home you're comparing.

A renovated bungalow, a new build and half of an HPR can all be called a Sylvan Park "house," but they price very differently. Compare price per square foot within the same type.

  2. HPRs come with paperwork.

If it's two homes on one lot, read the master deed and bylaws. Find out how insurance, exterior maintenance and shared costs are split. My new construction guide covers HPRs in more detail.

  3. Check the flood map near the creek.

Parts of the area near Richland Creek are in mapped flood zones. Look up the exact address on FEMA's flood map and get an insurance quote before you're under contract.

Schools here are part of Metro Nashville Public Schools. Zoning lines change, so confirm the zoned schools for any address directly with the district before you make an offer.

For investors

Sylvan Park's demand comes from location and character, and older homes that haven't been updated can be good renovation candidates. Nashville's short-term rental rules are strict and depend on zoning and whether you live there, so check the exact address before buying.

My free Nashville Investor Intel tool flags permit activity and short-term rental eligibility, and you can join my off-market deal list.
