Charlotte Park is the neighborhood I point people to when they love The Nations and Sylvan Park but want a little more house, or a little more yard, for the money.

It's in west Nashville in the 37209 ZIP code, about seven miles northwest of downtown. The Nations sits to the east, and the Cumberland River wraps around its north and west edges.

What it's like to live in Charlotte Park

It has a relaxed, residential feel. Most of the activity is along Charlotte Pike, which has shopping, restaurants and everyday errands, and I-40 is close by.

It's mostly car-dependent (Redfin gives it a Walk Score of 32). For the outdoors there's the Richland Creek Greenway, McCabe Park's golf course nearby, the neighborhood park, and a marina on the river.

The homes

The original homes are mostly mid-century ranches and other postwar houses, many on decent-sized lots.

New construction keeps spreading west from The Nations, so you'll find new builds and HPRs next to original ranches. Of these five neighborhoods, Charlotte Park had the lowest median price per square foot in Redfin's latest numbers, which is a big part of its appeal.

Who Charlotte Park fits

  • Buyers priced out of The Nations or Sylvan Park
  • First-time buyers who want a yard
  • Buyers who'd update a solid mid-century ranch
  • Investors looking for value in a changing area

What to check before you buy in Charlotte Park

  1. Look up the flood map.

With the Cumberland River on two sides and Richland Creek nearby, some addresses are in mapped flood zones. Check FEMA's flood map for the exact address and get an insurance quote early.

  2. Know what's planned nearby.

Charlotte Park is still changing. Metro's planning and zoning maps show proposed developments, which can matter a lot for what's next to you in five years.

  3. Compare like with like.

A renovated ranch, an original ranch and a new build can sit side by side at very different prices. Compare price per square foot within the same type of home.

Schools here are part of Metro Nashville Public Schools. Zoning lines change, so confirm the zoned schools for any address directly with the district before you make an offer.

For investors

Lower price per square foot and lots of original ranches make Charlotte Park popular for renovations and rentals. Watch nearby sales closely, since values can vary a lot from one street to the next, and check permits and zoning on the exact address.
