Green Hills is one of the most in-demand neighborhoods in Nashville, and it's easy to see why: it's central, polished and close to just about everything.
It's in south Nashville in the 37215 ZIP code, a few miles from Vanderbilt, Belmont and Hillsboro Village, along Hillsboro Pike.
What it's like to live in Green Hills
The heart of Green Hills is the area around the Mall at Green Hills and Hillsboro Pike, with shopping, restaurants and coffee. The Bluebird Cafe, one of Nashville's most famous music venues, is here too.
It's mostly car-oriented (Redfin gives it a Walk Score of 30), and traffic around the mall can be heavy at busy times. Residential streets off the main roads are quiet and tree-lined.
The homes
Many of the original 1950s and 1960s ranches have been replaced with large new homes, so streets often mix original houses with big new builds.
There's also a good supply of condos and townhomes, which give buyers a lower price entry point into the neighborhood.

What to check before you buy in Green Hills
New build vs. original home.
An original ranch and a new build next door can be more than a million dollars apart. Make sure you're comparing the same type of home, and ask how much of a price is the lot.
Condo and HOA documents.
For condos and townhomes, read the HOA budget, reserves, rules and recent minutes. Ask about special assessments and parking.
Traffic and noise.
Homes near Hillsboro Pike and the mall get more traffic. Visit at rush hour and on a Saturday before deciding.
Schools here are part of Metro Nashville Public Schools. Zoning lines change, so confirm the zoned schools for any address directly with the district before you make an offer.
For investors
Green Hills' high land values make teardown-and-rebuild the most common investor play. Margins depend heavily on lot value and build cost. Check permits, zoning and any recorded restrictions on the exact lot.
