Belle Meade sits right next to West Meade, where I live, so I drive through it almost every day.

It's technically its own small city inside Davidson County, in the 37205 ZIP code on Nashville's west side. The name comes from the Belle Meade Plantation, whose mansion still stands as the Belle Meade Historic Site. Today it's known for some of the largest and most expensive homes in the Nashville area.

What it's like to live in Belle Meade

Belle Meade is quiet, green and residential, with wide lots, mature trees and very little commercial inside the city itself. The Belle Meade Country Club is at its center. You'll drive for errands, but Harding Pike and White Bridge Road put shopping and restaurants a few minutes away.

Because it's a separate city, Belle Meade has its own city government, its own police department and its own rules on zoning and building. Residents pay Metro's general services tax rate plus a small Belle Meade city tax.

The homes

Most homes are large single-family houses on big lots, from historic estates and classic Colonial and Tudor homes to newer custom builds.

Very few homes sell each month, so the median price can swing by millions depending on which homes happen to close. Price per square foot is a better guide, and even that varies a lot by street and lot size.

I don't post listings here because they change every day. Instead, tell me your budget and what you need, and I'll text you every new Belle Meade listing the day it hits, plus off-market homes when I hear about them. The median home here sold for about $4.7M recently, but there's a wide range around that.

What to check before you buy in Belle Meade

  1. Belle Meade's own rules.

The city has its own zoning, building and design requirements. If you're planning a renovation, addition or teardown, check with the City of Belle Meade before you buy, not after.

  2. The combined tax rate.

Belle Meade homes pay Metro's GSD rate plus the city's own rate. My property tax calculator has a Belle Meade option built in.

  3. Inspect the big stuff.

Older estate homes can have aging roofs, slate, plumbing and drainage systems that are expensive to replace. A thorough inspection, plus specialists where needed, is money well spent.

Schools here are part of Metro Nashville Public Schools. Zoning lines change, so confirm the zoned schools for any address directly with the district before you make an offer.

For investors

Belle Meade isn't a typical investor market. Prices are high, and the city's rules shape what you can build. Renovation and rebuild projects do happen, but run the numbers carefully and confirm with the city what's allowed on the lot.

My free Nashville Investor Intel tool flags permit activity and short-term rental eligibility, and you can join my off-market deal list.
