Germantown is for people who want to walk to dinner, the farmers' market and a ballgame, and still come home to a neighborhood with real history.

It's just north of downtown in the 37208 ZIP code and is one of Nashville's oldest neighborhoods, named for the German immigrants who settled there in the 1800s. (Not to be confused with the city of Germantown near Memphis.)

What it's like to live in Germantown

It's the most walkable of the neighborhoods on this site (Redfin gives it a Walk Score of 75). Some of the city's best-known restaurants are here, and you're a short walk from the Nashville Farmers' Market, Bicentennial Capitol Mall State Park and First Horizon Park, where the Nashville Sounds play.

Downtown is close enough to walk or take a quick ride. The flip side is that game days and big events bring traffic and crowds.

The homes

Germantown has beautifully restored Victorian and other historic homes, plus a lot of condos, townhomes and newer infill.

Because condos make up a big share of sales, the median price is lower than you might expect for the location. Historic single-family homes here typically sell for much more than the median.

Who Germantown fits

  • Buyers who want walkability and to be near downtown
  • First-time buyers looking at condos and townhomes
  • Buyers who love historic homes
  • Downsizers who want less upkeep

What to check before you buy in Germantown

  1. The historic overlay.

Much of Germantown is in a Metro historic zoning overlay. That generally means exterior changes, additions, new construction and demolition need approval from the Metro Historic Zoning Commission first. Find out if the address is in it before you plan any projects.

  2. Condo and HOA documents.

Read the HOA budget, reserves, rules and recent meeting minutes. Ask about special assessments, parking and what the fee covers.

  3. Short-term rental rules.

Being close to downtown makes Germantown popular with would-be Airbnb owners, but eligibility depends on zoning and whether you live there. Check the exact address with my free Nashville Investor Intel tool.

Schools here are part of Metro Nashville Public Schools. Zoning lines change, so confirm the zoned schools for any address directly with the district before you make an offer.

For investors

Germantown's location drives strong demand, but historic rules, HOA restrictions and Nashville's short-term rental limits all matter. Check every one of them on the specific property before you count on a rental plan.

My free Nashville Investor Intel tool flags permit activity and short-term rental eligibility, and you can join my off-market deal list.
